Construction: Planned

Groundbreaking for $120 Million Senior High-Rise Planned

Come April, construction will begin on a $120 million senior community, Ventana, near NorthPark Center in Dallas, Texas. The project will consist of two 12-story towers developed by Buckner Senior Living.

The community, which has been in the planning stages since 2014, will contain almost 200 units for seniors.

Ventana will be operated by Buckner Retirement Services. The project was designed by D2 Architecture and Whiting-Turner is the general contractor.

Erickson Living Community Expansion Underway

In New Providence, New Jersey, Erickson Living is working on Phase II of an expansion project at Lantern Hill. Currently the community has 161 units of independent living.

The expansion will include 114 more independent living units in two new buildings. The new buildings are planned to open in early 2018.

Looking toward the future, Erickson plans to add even more units to eventually have a grand total of 360 units and upgrade the community to be a continuing care retirement community (CCRC).

Independent Living Community To Be Finished This Year

Fairfield Village Senior Apartments, located in Fairfield, Ohio, is set to be complete in the fall. The independent living community will have three stories and 119 units.

Construction began in 2016 on the $7 million project, and plans to expand even further on the 11 acres next to the project are in the works already. Senior patio homes have been proposed to the west of Fairfield Village.

The Clover Group is constructing the building.

Assisted Living and Memory Care Community Underway

Avanti Senior Living at August Pines poured the foundation for a 77,000-square-foot assisted living and memory care community this week. The Spring, Texas community will have room for 98 seniors in one- and two-bedroom apartments.

Residents will be able to enjoy a wellness center, an art studio, a theater area as well as a full-service salon and spa. The $17 million project is expected to open in late 2017.

Avanti Senior Living will operate the community.

Construction Underway on $30 Million Community

In Hampden Township, Pennsylvania, a $30 million senior living facility is under construction. The Crossings at West Shore will have 193 rooms and offer a mix of independent living, personal care services and other services for special needs.

Residents will be able to enjoy an activity room, theater, Internet cafe and exercise room.

The Crossings at West Shore is expected to open in fall of this year.

New Trilogy Health Campus Opens

Located in Louisville, Kentucky, Valley View Health Campus has opened on Trilogy Health Services’ Village Center property.  The campus will offer assisted living, long-term care, skilled nursing, rest care, adult day services, short-term rehab and outpatient therapy in its therapy gym.

In total, Valley View will have 99 beds with many private suites. The rooms are organized into neighborhoods, but there is a central dining room at the center of the campus.

Other amenities include private dining rooms, cafes, numerous courtyards, a beauty salon, an ice cream parlor and a state-of-the-art therapy gym.

Benchmark Senior Living Community Opens in New England

Developer, owner and operator Benchmark Senior Living opened its 53rd community in Norwood, Massachusetts, earlier this month. Benchmark Senior Living on Clapboardtree has 90 residential units, 69 assisted living units and 21 memory care units.

The units range in size from studios to two bedrooms. The campus offers restaurant-style dining, transportation services and a physical wellness program. Benchmark’s Live Now Live Engages program will be integrated into the memory care portion of the community as well.

The community was built across from Xaverian Brothers High School and will bring 70 jobs to the Norwood area.

Atria Senior Living Opens New Community

Atria at Foster Square has opened its doors to residents in Foster City, California. The community offers independent living, assisted living and memory care in a six-story, 155-unit building.

The LEED Silver certified building is part of a larger multi-building development, which will include other housing and retail space aimed at seniors in the area.

Amenities include a fitness center, yoga studio, movie theater, numerous dining venues and an upscale restaurant and cocktail lounge.

Atria Senior Living is operating Atria at Foster Square. This location will be the company’s 19th location in Northern California.

Upscale Retirement Community Tower Planned in Virginia

Harbor’s Edge, a Life Plan Retirement Community in Norfolk, Virginia, announced it is building a new, $100 million, 27-story building. River Tower at Harbor’s Edge will add 138 luxury residences that will offer residential living, assisted living, memory support and skilled nursing.

Residences will include open floor plans with floor-to-ceiling windows and full kitchens and bathrooms. Amenities will include four dining venues with chef-prepared meals, a heated pool, spa and salon, a fitness center with personal training options, transportation, 24-hour security and weekly housekeeping.

The tower will also be adjacent to the region’s main trauma hospital.

Three: Living Architecture is designing the River Tower at Harbor’s Edge.

Benchmark Senior Living Community Planned In New York

In Smithtown, New York, Benchmark Senior Living is planning its first assisted living community in New York. The $25 million community, Whisper Woods Assisted Living, will be three stories tall and include 101 units.

EW Howell Construction Group is building the community and Moseley Architects is designing it. The community will welcome its first residents in June 2018.

Ground Broken on $46 Million Independent Living Community in Arizona

The Park at Surprise, located in Surprise, Arizona, is under construction. The $46 million community is being built on 8.5 acres of land and will feature 135 independent living homes and 20 luxury casitas.

The residences will have full-sized gourmet kitchens including stainless steel appliances, open floor spaces, washer and dryers, and mantled fireplaces. There will also be a veranda in each home overlooking the mountains.

Other amenities will include restaurant-style dining, an on-the-go bistro, common areas, a theater room, club lounge, woodworking shop and raised gardening beds.

The Park at Surprise is owned and operated by Koelsch Communities and is scheduled to open in summer 2018.

Remodel Underway at Washington State Community

A ceremony was held at Parkshore, a senior community offering the full continuum of care, in Madison Park, Washington. The $30 million remodeling project is meant to improve the quality of life for residents there, as well as add some new memory care services.

Currently, Parkshore is home to 189 residents. Once the renovations are complete, there will be enough room for 197 residents. Other updates will include an expansion of the fitness center, which will double its size, a new lounge and hydration station, a new theater and a remodeled art and chapel area.

The project is expected to be complete with in a year and a half. Parkshore is operated by nonprofit operator Transforming Age, formerly known as Presbyterian Retirement Communities Northwest.

Assisted Living and Memory Care Building Underway in Colorado

Cappella Living Solutions is behind the latest project in Colorado Springs, Colorado. The Retreat at Sunny Vista will include 66 memory care and assisted living units in a two-story building.

Residents will be able to enjoy a therapy gym, full kitchen and dining room, and a secure courtyard. The new community will also be across the street from the skilled nursing community The Living Center at Sunny Vista.

The 55,000 square-foot structure will cost $10.5 million and is being built by Pinkard Construction. Lantz-Baggio Architects and Interior Designers is designing the community. Construction began in early October 2016 and is on track to be completed by the end of September this year.

Memory Care Community Opens in Illinois

Located in Northbrook, Illinois, Northbrook Inn Memory Care Community is now open. The community is suited for those with Alzheimer’s and other forms of dementia.

Residents will have nurses available around the clock as well as respite care services. Amenities include numerous indoor and outdoor walking areas and courtyards.

The community is owned and operated by Koelsch Communities.

New Community Celebrates Grand Opening in North Carolina

The Cardinal at North Hills is now open for its first residents. The community, located in Raleigh, North Carolina, is a continuing care retirement community (CCRC) and had 85% of its independent living apartments reserved.

The luxury community will have more than 200 residents by April 1 and does not require an upfront payment or purchase requirement.

The residences at the Kisco Senior Living community range in size from 800 to 2,100 square feet and have a full array of amenities and common areas.

Developers Investing $9 Million In New Memory Care Community

A new memory care community is planned to start construction soon. The $9 million Fieldstone Memory Care community, located in Spokane, Washington, will be completed in two phases.

Phase one will include constructing the main 40,000-square-foot, single-story building that will include 60 resident beds. The second phase will include three 5,400-square-foot structures for adult family living. Each unit would have six beds.

Amenities will include a town square that will include a theater, chapel, 1950’s-themed diner, an art studio and barber shop.

Cascadia Development LLC, which does business as Cascadia Senior Living and Development, is developing the community. Poston Architects will be designing the project.

Construction: In progress

Memory Care Community in Virginia to Open in April 

Located in Williamsburg, Virginia, Berkley Oaks memory care community is set to open in early April. The community will include 48 memory care apartments.

The apartments will be in one-story cottages that will have 16 private studios with a private bathroom and shower in each residence. There will be shared living spaces that include family-style dining and a living room with a fireplace.

Other amenities will include a secure courtyard, beauty and barber salon, a library, activity room, 24-hour security, transportation and housekeeping.

Berkley Oaks will be managed by Solvere Senior Living and is owned by WM Daugherty & Co.

Senior Community Almost Ready to Open in Minnesota

Ebenezer Management Services has a new community in White Bear Lake, Minnesota, that is set to open on April 3. The three-story White Bear Heights Senior Living community is 138,000 square feet and will offer independent living, assisted living and memory care.

There will be 112 units in total with 82 units dedicated to independent and assisted living and 30 dedicated to memory care.

Residents will be able to enjoy chef-prepared meals served restaurant-style, heated underground parking, a bistro, club lounge, hair salon and spa, library, private dining room, community room, game room, fitness center and multiple outdoor patios.

White Bear Heights is owned by Oppidan Investment Company.

Community In California Undergoing $22.5 Million Expansion

Independent living and assisted living community Emerald Court, located in Anaheim, California is undergoing a $22.5 million expansion and renovation project.

The expansion of the Kisco Senior Living community will include a new two-story building that will have 58 assisted living apartments, a demonstration kitchen, dining venue and a new wellness center overlooking the courtyard. A full renovation of the main dining room, all corridors, activity room and salon are currently underway.

In addition, the expansion will connect the existing building of the community and additional space to the courtyard.

The project is expected to be complete in fall 2017.

Welcome Center Now Open at Resort-Style Community

Located in Palm Beach County, Florida, Atria at Villages of Windsor has opened its office for preleases. The luxury senior living rental community is under construction.

There will be 186 independent living residences and resort-style amenities open as early as summer 2017. Following the independent living units, an additional 80 assisted living apartments and a separate 54-unit memory care building will be completed in fall 2017.

Amenities in the community will include a resort-style pool, fitness and yoga facilities, a movie screening room and chauffeured car services. The community will also be pet-friendly.

Atria at Villages of Windsor is owned by Big Rock Partners and will be managed by Atria Senior Living.

Construction: Complete

Benchmark Senior Living Community Completed in Massachusetts

Benchmark Senior Living has completed its third assisted living project with Callahan Construction Managers in Norwood, Massachusetts. The community, Benchmark Senior Living on Clapboardtree, is 73,000 square feet and includes assisted living and memory care.

There are 21 memory care units and 69 assisted living residences in the community. There are 35 studio units, 30 one-bedroom units and 25 two-bedroom units.

Amenities within Benchmark Senior Living on Clapboardtree include a commercial kitchen, library, day spa, on-stie dentist office, exercise room, arts and crafts room, beauty salon, bistro kitchen, dining areas, courtyard, pergola and landscaped grounds.

JSA Architects designed the project, which began in August 2015.

Community for 55+ Proposed in Pennsylvania

A community for adults 55 and older has been proposed in Goochland County, Pennsylvania, by developer HHHunt Communities.

The proposed plan would include 520 homes and amenities such as a pool, walking trails and open green spaces on 208 acres of land.

If the plan is approved, construction would begin in early 2018.

Affordable Senior Housing Community Planned

A new senior housing community has been given approval in Marmora, New Jersey. The community will be a United Methodist Community and will feature 51 units.

The three-story building will be built on an old soccer field.

Currently, the nonprofit organization is waiting to hear back from the state Housing and Mortgage Finance Agency for funding for the project. They are expected to have an answer by July.

Phase IV Underway on Senior Community in Illinois

A senior community in Northbrook, Illinois, is about to start its final phase of construction on The Lodge at Northbrook.

Phase I consisted of 58 units, Phase II included the construction of 20 units and Phase III included 18 units. The final phase incorporates 60 independent living apartments and eight assisted living units. Each residence will have either one bedroom, two bedrooms or two bedrooms and a den.

The 150,000-square-foot Phase IV will include the construction of amenities like an expanded fitness center, an additional dining room, commercial kitchen and salon. There will also be an expansion in parking within the community with 66 additional garage spaces and 42 surface parking spaces.

Essex Communities will manage the property and McShane Construction Company is building it.

The project is expected to be complete in May 2018.

Construction Started on $31 Million Community in Florida

Thrive at Naples in Naples, Florida, is underway, Naples Herald reports. The community will include 198 residences with options for independent living, assisted living and memory care.

Thrive at Naples will feature pneumatic fitness equipment for residents, keyless entry doors, large touchscreen controls and social events including movie matinees and rooftop happy hours.

Fortress Ventures will own the community and Thrive Senior Living will manage it, once complete.

Construction: Complete

Assisted Living Community Now Accepting Applications

Located in Waynesboro, Pennsylvania, an assisted living facility in a continuing care retirement community (CCRC) is complete and is accepting resident applications.

Parker House Assisted Living at Quincy Village has been under construction for two years and was based on the “small house” design.

The $10 million project features a cluster of three assisted living houses with 16 residences in each. Each resident will have their own private room and personal space with various shared spaces throughout the community including a community patio, front hall, living room, den, dining room and kitchen.

The design of the community creates shorter walking distances for residents to their bedrooms and living areas.

Parker House Assisted Living at Quincy Village is a Presbyterian Senior Living community.

Construction Complete on $20 Million Benchmark Senior Living Expansion in Connecticut

A Benchmark Senior Living continuing care retirement community (CCRC) in Stamford, Connecticut—Edgehill—has finished its $20 million expansion. The renovations include a new memory care wing, a more spacious and upgraded sub-acute rehabilitation facility, and upgraded and enhanced independent living residences.

The memory care wing, the Harbor Wing, is a 15,700-square-foot memory care neighborhood. There are 22 apartment homes in the Harbor Wing, and it also includes a dining room, activities room, activities area and a secure outdoor patio.

The independent living renovations included an expanded casual dining restaurant, a rooftop garden, a parlor and entertainment room, a fitness center, a massage therapy room and nine new independent living apartments with wood floors, tile bathrooms, granite countertops and stainless steel appliances.

Senior Living Campus Opens in Indiana

Trilogy Health Services’ third senior living campus in Evansville, Indiana, was opened this month. North River Health Campus will offer assisted living, long-term care, short-term rehab, transitional care, respite care and adult day services.

In a few months the community will open its last area of the new North River Health Campus that will include 30 independent living villas for active seniors.

Seniors on the campus will be able to enjoy a central dining room below a windowed pergola, a cafe, private dining, a state-of-the-art therapy gym, beauty salon, ice cream parlor, computer lab, multiple courtyards and outdoor covered porches.

Tech-Savvy Providers Eye Geotracking, Manage Bandwidth Battles

The 21st Century Senior Living Community is a series brought to you by CDW, a provider of technology solutions and services focused exclusively on serving the healthcare marketplace. The series takes a clear-eyed look at how leading providers and their partners are creating the next generation of senior living communities by raising the bar on services, design, and technology.

Technology is a necessary aspect of senior living communities, but some leaders in the industry are going beyond must-haves to tech’s new frontiers—and trying to solve some of the dilemmas that arise from a more wired community.

These executives with senior living operators, as well as other tech experts, revealed strategies they are using—and hoping to use—during the 21st Century Senior Housing panel at the Senior Housing News Summit in Washington D.C., last week.

Geotracking

Wearables are picking up traction in health care and are starting to make an impact in senior housing. One way to utilize the technology is to track residents who are at risk of wandering, said Mike Summers, chief information officer at Sunrise Senior Living. McLean, Virginia-based Sunrise is one of the largest providers nationally and provides the full continuum of care.

“Currently, we provide wander tags and they set off an alarm if one of our wander-risk residents in an AL [assisted living] community goes through an egress door,” he said. “We are working with some partners out there to take that one step further. When a resident does walk out the door, typically we don’t  know where that resident went. Being able to set up geotracking capabilities and a geofence so we actually know where that resident went and we can actually locate that resident can help alleviate a potential disaster.”

Though Sunrise isn’t there yet with geotracking, it is investing significantly in all of its wireless access protocols to use Bluetooth beaconing, which can help set the stage for future technologies like geotracking, Summers added.

Bandwidth Troubles

Millennials aren’t the only ones streaming the most popular Netflix series these days, and senior living providers are struggling with bandwidth and how to properly regulate it in order to serve all residents.

“Netflix is a killer for us because people stream it all over the place, all the time. Whatever kind of bandwidth you put up, they’re going to consume it,” said Moulay Elalamy, vice president of information technology at Benchmark Senior Living.

Benchmark is based in Waltham, Massachusetts, and operates communities in Connecticut, Maine, Massachusetts, New Hampshire, Pennsylvania, Rhode Island and Vermont.

Senior living provider Five Star Senior Living (Nasdaq: FVE) is also feeling the bandwidth pressures.

“We are providing bandwidth at the same level a hotel is providing it to their guests,” explained Greg Swope, chief information officer at Five Star. “It’s about having to understand those demands and what you choose to throttle. Do you limit everyone who wants to stream to a certain bandwidth, or do you allow the first five people to get as much bandwidth as possible and give less to those after?”

It comes down to finding the right kind of infrastructure for a particular community, Gina Baik, strategic business development executive at CDW Healthcare, said during the panel.

“There is what I call the concept of taking a horse gun to a mosquito, and sometimes you have to find the balance of what is the right kind of infrastructure to do it,” she said. “What you have to find is one that is flexible for the community’s needs.”

Digital Concierge Services

In hospitality industries, customer satisfaction is essential and every dollar saved is precious. Tech options such as the concierge services offered by his company can help in the senior living arena, Ted Teele, CEO at Touchtown, explained.

Touchtown provides various technology to senior living providers including community apps, digital signage, in-house television and data content management.

“Not every resident wants the same sort of technology, but a significant percentage wanted digital concierge services—something at their fingertips to enable them to be able to get whatever they need without calling somebody at the front desk,” Teele said. “The nice thing about that is it saves money because every time a resident answers a question for themselves…that saves money for the community. That’s going to be very important in this time when there’s going to be a lot of turnover.”

Providers agree that there should be a variety of technologies for residents who may want different things.

Benchmark originally went in with the idea of making technology that every resident would like, but that wasn’t entirely possible.

“We realized through the initial pilots and testing that not everybody wants to use the same thing,” Elalamy said. “Some people are more interesting in collaboration, others are more interested in their own safety or care directly…Not everybody wants the same thing out of their technology.”

Benchmark Senior Living Buys CCRC Near Boston

A continuing care retirement community (CCRC) near Boston has a new owner.

Benchmark Senior Living, which is based in Waltham, Massachusetts, acquired New Pond Village, a 199-unit senior living community in Walpole, Massachusetts. National real estate services firm Cushman & Wakefield negotiated the sale.

New Pond Village is an 199-unit entrance-fee CCRC that offers independent and assisted living services. The community’s amenities include a dining plan with chef-prepared meals, a 24-hour concierge service and scheduled transportation with drivers.

“We are excited to blend the high standards maintained by New Pond Village with Benchmark’s 20 years of operational expertise,” said Allison Melahouris, Benchmark Senior Vice President of Quality Resident Services, in a press release.

Ensign Group Closes Sale-Leaseback Transaction

The Ensign Group, Inc. (Nasdaq: ENSG) has closed its definitive agreement to sell and lease two skilled nursing facilities (SNFs) and one assisted living community to Mainstreet Health Investments, Inc. (TSX: HLP.U).

The deal means that Ensign will lease the properties from Mainstreet under a triple-net lease with an initial 20-year term and CPI-based rent escalators. The properties, which are located in Los Angeles and Phoenix, have been owned and operated by Ensign for years, according to a press release.

In conjunction with the transaction, Mainstreet agreed to release Ensign from its lease obligations on three transitional care facilities in Kansas and Texas that are currently under development. Ensign subsidiaries will operate five properties in Kansas, one in Texas and one in Colorado that were developed by Mainstreet Property Group. Ensign affiliates will no longer have any outstanding lease obligations with Mainstreet Health Investors or Mainstreet Property Group with respect to facilities under development.

Senior Community Near Boston Changes Hands

Institutional Property Advisors (IPA) announced it arranged the sale of The Estate at Franklin, an 81-unit assisted living and memory care community located in Franklin, Massachusetts, which is about an hour’s drive from Boston.

A “family-owned full-service real estate development company” sold the community to a “privately held real estate investment and property management firm,” according to a press release from IPA.

“We located a qualified buyer that paid market price based on the low trailing cash flows and the need to turn around operations and increase occupancy,” says Mark Myers, IPA executive managing director, in the release.

Myers, Joshua Jandris, and Matthew Andriano handled the sale.

Ridge Care Senior Living Expanding to South Carolina

Ridge Care Senior Living is moving into The Palmetto State.

The provider recently announced its first expansion into South Carolina with its new 100-unit Arbor Landing at Pawleys senior living community in Pawleys Island.

The opening is being funded through an $11.3 million loan provided by SunTrust Bank.

Redevelopment to Grow St. Louis Community

Presbyterian Manors of Mid-America is redeveloping and expanding its Aberdeen Heights community in St. Louis.

As planned, the project includes 54 new independent living apartment homes known as The Brightons, according to a press release. That new building will include amenities such as underground parking, a lounge and a new dining venue.

The redevelopment project also includes 16 new skilled nursing suites, 18 memory care suites, a new chapel and a facelift for existing dining venues and amenities in common areas.

New Independent Living Community Planned in California

A new independent living community is scheduled to open next year in Ventura County, California.

Clearwater Senior Living recently announced its new 136-apartment Clearwater at RiverPark community, which will be located just off the 101 Freeway between the cities of Ventura and Camarillo.

Amenities will include a full-service dining room, an on-site spa, fitness center, saltwater pool, theater, putting green, and a salon. Residents can also bring along their pets and have access to pet-care services.

Affordable Apartments Going Up in Oregon

The city of Cornelius, Oregon, along with nonprofits Bienestar and Bridge Housing, are set to celebrate the groundbreaking of Cornelius Place, a multi-use development that will house 45 affordable apartments for adults age 55 and older.

The ceremony will happen on Sept. 23, according to a press release.

Work Underway for New Senior Apartments Near Detroit

Construction crews recently broke ground on a new a $25 million, 96-unit residence at Fox Run, a retirement community managed by Erickson Living in Novi, Michigan.

The expansion, Edison Place, will have a “U”-shaped design and have scenic views of nearby wetlands and wooded areas, according to a press release.

Crews Break Ground on Redevelopment of Canadian Housing

The city of Edson in Alberta, Canada, will soon have more access to affordable senior living.

The governments of Canada and Alberta are investing about $18.4 million for the renovation and construction of 82 units at the Parkland Lodge community in Edson. The development will cater to older adults on a limited income.

Parkland Lodge will be operated by the Evergreens Foundation and will have 105 apartments.

Benchmark Senior Living Completes First Phase for Connecticut Community

Benchmark Senior Living announced that the first phase of the Sturges Ridge of Fairfield community in Fairfield, Connecticut, is now complete.

Workers recently completed the foundation and steel framing for the forthcoming community, as well as the installation of utility connections, according to a press release.

The community is currently slated to open in September 2018. When it opens, Sturges Ridge of Fairfield will have 88 total units with access to underground parking and a rooftop patio.

Developer Breaks Ground on Senior Housing on the Jersey Shore

Developer Walters Group has started work on Cornerstone at Seaside, an age- and income-restricted apartment community in Seaside Heights, New Jersey.

The community will have 91 apartments for seniors age 55 years or older, according to Multi-Housing News.

WellAge to Manage Colorado Community

WellAge Senior Living is slated to manage a forthcoming independent living, assisted living and memory care community in Ken Caryl, Colorado.

The Lodge at Ken Caryl have 138 apartments for seniors, reports My Prime Time Newspaper.

A groundbreaking ceremony will be held on Sept. 19. The community is currently scheduled to open in the winter of 2018.

Texas Community Now Taking Residents

A new 159-unit assisted living, independent living and memory care community is now taking residents in Bryan, Texas.

The community, Parc at Traditions, includes 24-hour concierge service, table-side dining, wellness and activities programs, housekeeping, maintenance and transportation services.

Spectrum Retirement Opens Fourth Arizona Community

The very first residents this week moved into Spectrum Retirement’s newest community in Anthem, Arizona, which is just outside Phoenix.

The community, The Enclave at Anthem Senior Living, has 159 independent living, assisted living and memory care apartments and comes with access to “anytime dining,” classes, a full-service salon, and trips and events.

The provider purchased a 78-acre site near George Mason University with plans to open a new continuing care retirement community (CCRC), reports the Baltimore Sun.

Benchmark Senior Living Coming to Marlborough, Massachusetts

Benchmark Senior Living is opening a new assisted living community in Marlborough, Massachusetts.

The provider is seeking approval from local officials to open a new 104-bed community, reports the MetroWest Daily News. It’s not clear when construction might begin.

Provider Plots Expansion of Cleveland Community

Danbury Senior Living, a provider of assisted living services in Ohio and Pennsylvania, is seeking to add 29 units to its 101-unit community in Cleveland. The project would cost $2.5 million, according to Cleveland.com, a local news site.

Senior Resource Group Plans to Build in New Mexico

A new assisted living, independent living and memory care community is in the works for Albuquerque, New Mexico. Senior Resource Group is seeking approval from local officials to build a 180-unit development, according to the Albuquerque Journal.

Towering Community Planned in Florida

A developer has plans to build a high-rise senior community in Fort Lauderdale, Florida.

The community will have 401 rooms that offer assisted living, independent living and memory care services, reports the SunSentinel.

Caddis Plans Community in Wisconsin

Dallas-based Caddis is opening a 105-unit senior living community in Glendale, Wisconsin.

Pathway Senior Living will manage the forthcoming community, reports BizTimes.

Clearwater Living to Open California Community

Clearwater Living recently announced the purchase of a 3.5-acre parcel of land in Rohnert Park, California, for the development of a 90-unit assisted living and memory care community.

The community, Clearwater at Sonoma Hills, is scheduled to open in early 2019, according to a press release.

LifeSpire of Virginia Breaks Ground on Expansion of Virginia CCRC

Work is now underway to renovate a decades-old CCRC in Northern Virginia.

LifeSpire of Virginia is building 133 new assisted living, independent living and memory care units at its CCRC in Culpeper, Virginia, according to a press release. The construction project will also include an outdoor courtyard, country kitchens, made-to-order dining options, an on-site clinic, chapel, on-site physical therapy, a wellness gym, and a health and beauty spa.

The work was made possible in part by an $18 million loan from SunTrust Bank.

Wake Robin CCRC Begins $39 Million Expansion

The operators of Wake Robin, a life plan community in Shelburne, Vermont, broke ground on a $39 million project that includes construction of a new apartment building, a larger community center and updates to a health center.

New residents will begin moving into the new apartment in the fall of 2018, according to a press release. The entire project is expected to be completed by July 2019.

Lecesse Construction Company is the project’s general contractor.

Living Care Lifestyles Breaks Ground on California Community

Living Care Lifestyles on Sept. 7 celebrated the groundbreaking of Quail Park at Shannon Ranch, a new active senior living community in Visalia, California.

When it opens in 2019, Quail Park at Shannon Ranch will offer independent and memory care services, according to a press release. Plans call for 120 rooms with an overall capacity for 140 residents.

Amenities will include a bistro, pub, dining room with private dining, a fitness and wellness area with a pool, sports den and activity center, a 24-seat movie theater, a library, meditation areas, a virtual game room, outdoor patios, and trail access.

New Memory Care Services Coming to in Michigan

A new $8 million memory care community is opening in Kalamazoo, Michigan, reports MLive.com.

The 45,000-square-foot community will hold at least 61 residents and is expected to be ready for move-ins next year.

Work Underway for Sagora Senior Living Community in California

Sagora Senior Living recently broke ground on a 226-unit community in Rocklin, California, according to a press release.

The community will have rental cottages and apartments that offer independent living, assisted living and memory care, and residents will have access to a variety of amenities.

Work recently began for Canterfield of Fort Myers, an independent living, assisted living and memory care community in Fort Lauderdale, Florida, according to a press release.

The community is made up of three interconnected cottages specially designed and built for seniors living with Alzheimer’s and dementia, according to a press release.

Oak Crest in Illinois Completes Redesign Project

An Oak Crest community in DeKalb, Illinois, just finished up a renovation led by local firm KDI Design, according to a press release.

The community has an “inviting lobby” with a reading corner and fireplace a cafe and a fitness center with an indoor swimming pool.

Providence Living Opens Community in Florida

Providence Living has opened a 112-bed assisted living and memory care community in Stuart, Florida.

The community has amenities such as restaurants, a spa and exercise rooms, a resort-style pool, a shaded tai chi court and several courtyards, according to a press release.

It was built with Prescient, a BIM design and building technology platform.

LCB Opens New Community in Massachusetts

A new independent living, assisted living and memory care community is open in Swampscott, Massachusetts.

The community, The Residence at Vinnin Square, is owned and operated by LCB Senior Living, according to a press release. Callahan Construction was the construction partner on the project.

Pathway to Living Community Poised to Open Near Chicago

A new 107-unit senior living community is set to open in Westmont, Illinois, on Sept. 27, according to a press release.

Kingfisher Senior Living has completed the first phase of Ella Springs Senior Living, a 62-unit assisted living community in Houston, reports the Houston Chronicle.

Solera to Open Assisted Living and Memory Care Development in Denver

Solera Senior Living plans to open a 95-apartment assisted living and memory care community in Denver.

A joint venture between affiliates of Solera Senior Living and Banner Real Estate Group closed on the acquisition of a 2.3-acre parcel of land with plans to develop The Solera at Cherry Creek, according to a press release.

Plans call for a restaurant and a bar located on the third floor of the building with panoramic mountain views, an outdoor terrace and an exposition kitchen. The interior decor will draw from local inspirations, and residents will also have access to a yoga and meditation studio, an indoor-outdoor club area, a full-service spa and a walking trail.

Benchmark Planning Assisted Living in New York

Benchmark Senior Living has plans to open a 91-unit assisted living community in Woodbury, New York.

The community will span two stories and 74,000 square feet, according to a press release. Local officials with the Nassau County Industrial Development Agency recently approved an economic development compact for the development, with construction expected to begin soon and last about 18 months.

City Officials OK Minnesota Community

Local government officials in Medina, Minnesota, gave the go-ahead to a planned senior living community.

The community will include 83 units for senior housing and memory care, according to the Press & News.

Providence Place to Open Assisted Living, Memory Care Community in Pennsylvania

Providence Place Senior Living is spending $19 million to open a 113-unit assisted living and memory care community in Hummelstown, Pennsylvania.

The community, which is planned on the site of a former inn, will have a spa, community room, pub, activity room, and deck overlooking a creek, reports the Philadelphia Inquirer.

Workers to Break Ground on $72 Million Senior Living Campus in Minnesota

Construction is nearly underway for the first phase of a roughly $72 million senior living campus in Stillwater, Minnesota.

Work for The Lodge, a 139-unit independent, assisted living and memory care community, is scheduled to begin with a groundbreaking ceremony on Oct. 6., according to a press release. The whole community, The Lakes at Stillwater, will open at the end of 2018 after a three-phase development process.

Phase two is slated to include 30 independent living villas that will be accompanied by 70 independent senior living apartments in the third phase of the project. Amenities at the forthcoming community will include multiple dining venues, intergenerational programming, a wellbeing center, creative arts, nature-based therapeutics and a fireside bar lounge.

Intergenerational Living & Health Care is the community’s owner, and The Goodman Group, a Chaska, Minnesota-based company, is its operator.

Construction Set to Begin for Provision Living Community in Michigan

Provision Living is one step closer to opening a $22 million assisted living and memory care community in Grand Rapids, Michigan.

Construction for the 116-bed community is currently scheduled to begin sometime this month, according to a press release. Workers demolished a former YMCA on the site in September.

When it opens, the new community will have amenities including a beauty salon, exercise room, movie theater, chapel and two dining rooms. The community’s exterior design will have landscaped courtyards, patios and walkways.

Construction is expected to last about 16 months with a projected opening in early 2019.

Belmont Village Reaches Construction Milestone for Texas Community

Houston-based Belmont Village Senior Living recently reached a construction milestone by “topping out” its forthcoming community in Austin, Texas.

White Construction Company completed the concrete structure of the three-story building in early September, according to a press release. The Mediterranean-style building spans about 130,000 square feet and will have 156 private apartments for independent living, assisted living and memory care.

The community is scheduled to open in summer of 2018.

Vermont Community Adds Senior Apartments

Health care provider Gifford Health Care on Sept. 27 cut the ribbon for 49 new independent living apartments in Randolph Center, Vermont.

The newly opened community includes a library, fitness center, dining room, lounges, a sun room, tavern and other community rooms, according to a press release.

New York Gets New CCRC

A $43 million urban continuing care retirement community (CCRC) located in the state of New York is now open.

Canterbury Woods at Gates Circle, which is located in downtown Buffalo, New York, officially opened its doors Oct. 3, according to Buffalo News. The CCRC has 58 independent and assisted living units.

Canterbury Woods at Gates Circle is owned and operated by Canterbury Woods.

Brookdale Community in San Antonio Reopens With ‘Mystery Murder Speakeasy’

A Brookdale Senior Living community in San Antonio celebrated its recent renovations with a “mystery murder speakeasy” party.

Benchmark Senior Living Acquires Standalone Memory Care Community in New Hampshire

Waltham, Massachusetts-based senior housing provider Benchmark Senior Living recently purchased The Arbors of Bedford, a standalone memory care community with 54 apartments in Bedford, New Hampshire.

Specifically, Benchmark acquired an interest in The Arbors of Bedford from U.S. Healthcare Venture LLC, with whom it will continue to partner in owning The Arbors of Bedford.

Including this acquisition, Benchmark currently operates nine standalone memory care communities in four states. 

Assisted Living Community in Virginia Sells for $8.6 Million

America House Assisted Living of Warrenton—a 41-bed assisted living community in Warrenton, Virginia—recently sold for $8.57 million, according to Fauquier Now.

A California-based real estate investment partnership was the buyer.

Immanuel Acquires 122-Unit Senior Housing Community in Nebraska

Immanuel—the not-for-profit serving arm of the Evangelical Lutheran Church in America—recently acquired Clark Jeary, a 122-unit senior living community in Lincoln, Nebraska.

The purchase price was not disclosed.

Capstone Strategic, Inc. advised Immanuel on the completion of this not-for-sale, strategic transaction.

Including the acquisition of Clark Jeary, Immanuel now has 11 senior housing communities throughout the Omaha and Lincoln metropolitan areas.

Phoenix Senior Living to Operate Senior Housing Community in Georgia

New York-based real estate investment company Care Investment Trust recently purchased Phoebe Senior Living at Morningside, a 68-unit assisted living and memory care community in Albany, Georgia. Going forward, the community will be operated by a subsidiary of Phoenix Senior Living. 

Evergreen Real Estate Group Buys Affordable Senior Housing Community in Wisconsin

Chicago-based multifamily company Evergreen Real Estate Group recently purchased Durand Plaza, a 72-unit affordable senior and disabled housing community in Racine, Wisconsin.

Evergreen is currently pursuing a 20-year extension of the property’s Section 8 Housing Assistance Payment contract in conjunction with its acquisition of the community. Durand is expected to undergo a $2 million renovation within the next six to nine months.

Integra Realty Resources Joins Forces with Appraisal Research Counselors

Chicago-based Appraisal Research Counselors (ARC) is joining forces with Denver-based Integra Realty Resources (IRR), according to Connect Commercial Real Estate.

This means that all 32 employees from ARC will form IRR’s new Chicago office, effective immediately.

“ARC really bought part of IRR; and agrees to operate under the name, brand, processes, and model of IRR in their exclusive territory,” IRR Chairman Anthony M. Graziano told Senior Housing News.

Senior housing valuations still be a large part of the Chicago practice areas, and IRR is finalizing the re-launch of IRR Senior Housing, Graziano explained.

“We have a national specialty practice platform in senior housing, and I would expect Chicago will play a big role in that space in the years to come,” he added.

CBRE Arranges Financing for Three Senior Living Projects

CBRE National Senior Housing has arranged financing for a joint venture between Harrison Street Real Estate Capital and Dominion Partners, according to a press release.

The property, Somerby Peachtree City, is a newly built 96-unit assisted living and memory care community located in Peachtree City, Georgia, which is about 31 miles south of downtown Atlanta.

Aron Will, vice chairman with CBRE, secured a 4-year floating rate loan with 18 months of interest from a regional bank. Somerby Peachtree City will continue to be operated by Somerby Senior Living, a subsidiary of Dominion.

Will also arranged acquisition financing on behalf of the joint venture between Agemark Senior Living and Trellis Real Estate Group for Cypress Meadows, a 110-unit assisted living and memory care community in Antioch, California.

CBRE secured a 5-year floating rate loan with 36 months of interest only from a national bank. The property will be operated by Agemark.

Additionally, Will arranged financing on behalf of a joint venture between Cordia Senior Living and Cypress Partners for Cordia at Grand Traverse Commons, a 110-unit independent living and assisted living community in Traverse City, Michigan.

CBRE secured a non-recourse, 3-year, interest-only loan. The property will continue to be operated by Cordia Senior Living.

KeyBank Provides $12.9 in Financing for Senior Housing Providers in Connecticut and Ohio

KeyBank Real Estate Capital has provided $12.9 million in FHA financing to the non-profit Jewish Federation of Greater New Haven for Tower One and Tower East, a 328-unit senior housing property in New Haven, Connecticut.

Ed Foulon of Key’s Commercial Mortgage Group arranged the financing through the FHA 223(f) mortgage insurance program, according to a press release. Jewish Federation of Greater New Haven used the loan to refinance existing debt. The loan is structured with a 35-year amortization schedule.

Additionally, KeyBank’s Community Development Lending and Investment (CDLI) arm provided $5.7 million to the Woda Group for the new construction of Audubon Crossing, a 50-unit, affordable apartment community for seniors in Dayton, Ohio.

Kelly Frank of Key’s CDLI group arranged that construction loan. The project utilizes multiple sources of funding, including an allocation of 4% Low Income Housing Tax Credits (LIHTC), City of Dayton HOME funds, a Replacement Housing Factor (RHF) loan from Greater Dayton Premier Management and a Housing Development Assistance Program (HDAP) loan.

The financing represents Key’s 18th project with Woda.

MidCap Financial Closes Refinancing for Nevada Community

MidCap Financial recently closed a transaction with Mission Senior Living to refinance an assisted living and memory care community in Reno, Nevada. MidCap provided a $17.5 million first-mortgage floating rate loan with a term of 3 years, according to a press release.

The loan refinanced existing debt and provided for the recapture of equity, originally used to develop the property in 2016.

Love Funding Secures $8.1 Million Loan to Refinance New Jersey Community

Love Funding announced the closing of an $8 million loan for the refinancing and repair of Magnolia Gardens, a 120-bed assisted living community in Toms River, New Jersey.

The financing was secured by Laura Saull-Smith, senior director with Love Funding, through the HUD 232/223(a)(7) refinance loan insurance program, which allows for the refinancing of properties currently insured by FHA as well as an extension of up to 12 years beyond the original mortgage term.

Magnolia Gardens Assisted Living Facility was previously refinanced in 2006 under HUD’s 232/223(f) loan program, according to a press release.

The current refinancing locks in a lower interest rate for a 35-year term and is expected to generate significant debt service savings.

Lancaster Pollard Assists Premier in Refinancing Seven Properties

Lancaster Pollard recently assisted Premier Senior Living with the refinance of seven of its seniors housing and care facilities in the Southeast U.S.

The projects were previously financed with bonds from a national bank, which matured in the fall of 2017. Lancaster Pollard refinanced the properties using the FHA Sec. 232/223(f). The total loan amount for the seven-facility portfolio was $47.1 million.

The firm also orchestrated the master lease and debt allocation for four of the communities in order to allow for a more manageable debt structure. Ross Holland and Jason Dopoulos led the transaction for Lancaster Pollard.

Local Officials OK Economic Compact for Assisted Living Community in New York

Officials with the Nassau County Industrial Development Agency (IDA) in Mineola, New York, have approved an economic development compact for a proposed $38 million, 91-unit assisted living community in Woodbury, New York.

The compact, approved by the IDA at its Sept. 27 meeting, will assist Benchmark Senior Living in building out a two-story, 74,000-square- foot assisted living community, according to a press release.

Benchmark plans to hire approximately 55 full-time employees within three years of the community’s completion. Construction is expected to begin shortly and last about 18 months.

Pillar Finds $20.7 Million For Two Seniors Housing Properties

Nashville’s Pillar Financial, a division of SunTrust Bank, has originated two HUD 232_223(f) loans for seniors housing properties in Wisconsin and Pennsylvania.

Don Husi, director of Pillar, closed a $13.59 million fixed-rate, 30-year term loan with a 30-year amortization schedule to refinance Oakridge Gardens Nursing Center in Appleton, Wisconsin, according to a press release. Husi also closed a $7.17 million fixed-rate, 35-year term loan with a 35-year amortization schedule for Oakwood Terrace in Moosic, Pennsylvania.

Both loans closed in September.

Developers Investing $9 Million In New Memory Care Community

A new memory care community is planned to start construction soon. The $9 million Fieldstone Memory Care community, located in Spokane, Washington, will be completed in two phases.

Phase one will include constructing the main 40,000-square-foot, single-story building that will include 60 resident beds. The second phase will include three 5,400-square-foot structures for adult family living. Each unit would have six beds.

Amenities will include a town square that will include a theater, chapel, 1950’s-themed diner, an art studio and barber shop.

Cascadia Development LLC, which does business as Cascadia Senior Living and Development, is developing the community. Poston Architects will be designing the project.

Memory Care Community in Virginia to Open in April 

Located in Williamsburg, Virginia, Berkley Oaks memory care community is set to open in early April. The community will include 48 memory care apartments.

The apartments will be in one-story cottages that will have 16 private studios with a private bathroom and shower in each residence. There will be shared living spaces that include family-style dining and a living room with a fireplace.

Other amenities will include a secure courtyard, beauty and barber salon, a library, activity room, 24-hour security, transportation and housekeeping.

Berkley Oaks will be managed by Solvere Senior Living and is owned by WM Daugherty & Co.

Senior Community Almost Ready to Open in Minnesota

Ebenezer Management Services has a new community in White Bear Lake, Minnesota, that is set to open on April 3. The three-story White Bear Heights Senior Living community is 138,000 square feet and will offer independent living, assisted living and memory care.

There will be 112 units in total with 82 units dedicated to independent and assisted living and 30 dedicated to memory care.

Residents will be able to enjoy chef-prepared meals served restaurant-style, heated underground parking, a bistro, club lounge, hair salon and spa, library, private dining room, community room, game room, fitness center and multiple outdoor patios.

White Bear Heights is owned by Oppidan Investment Company.

Community In California Undergoing $22.5 Million Expansion

Independent living and assisted living community Emerald Court, located in Anaheim, California is undergoing a $22.5 million expansion and renovation project.

The expansion of the Kisco Senior Living community will include a new two-story building that will have 58 assisted living apartments, a demonstration kitchen, dining venue and a new wellness center overlooking the courtyard. A full renovation of the main dining room, all corridors, activity room and salon are currently underway.

In addition, the expansion will connect the existing building of the community and additional space to the courtyard.

The project is expected to be complete in fall 2017.

Welcome Center Now Open at Resort-Style Community

Located in Palm Beach County, Florida, Atria at Villages of Windsor has opened its office for preleases. The luxury senior living rental community is under construction.

There will be 186 independent living residences and resort-style amenities open as early as summer 2017. Following the independent living units, an additional 80 assisted living apartments and a separate 54-unit memory care building will be completed in fall 2017.

Amenities in the community will include a resort-style pool, fitness and yoga facilities, a movie screening room and chauffeured car services. The community will also be pet-friendly.

Atria at Villages of Windsor is owned by Big Rock Partners and will be managed by Atria Senior Living.

Benchmark Senior Living Community Completed in Massachusetts

Benchmark Senior Living has completed its third assisted living project with Callahan Construction Managers in Norwood, Massachusetts. The community, Benchmark Senior Living on Clapboardtree, is 73,000 square feet and includes assisted living and memory care.

There are 21 memory care units and 69 assisted living residences in the community. There are 35 studio units, 30 one-bedroom units and 25 two-bedroom units.

Amenities within Benchmark Senior Living on Clapboardtree include a commercial kitchen, library, day spa, on-stie dentist office, exercise room, arts and crafts room, beauty salon, bistro kitchen, dining areas, courtyard, pergola and landscaped grounds.

JSA Architects designed the project, which began in August 2015.

Community for 55+ Proposed in Pennsylvania

A community for adults 55 and older has been proposed in Goochland County, Pennsylvania, by developer HHHunt Communities.

The proposed plan would include 520 homes and amenities such as a pool, walking trails and open green spaces on 208 acres of land.

If the plan is approved, construction would begin in early 2018.

Affordable Senior Housing Community Planned

A new senior housing community has been given approval in Marmora, New Jersey. The community will be a United Methodist Community and will feature 51 units.

The three-story building will be built on an old soccer field.

Currently, the nonprofit organization is waiting to hear back from the state Housing and Mortgage Finance Agency for funding for the project. They are expected to have an answer by July.

Phase IV Underway on Senior Community in Illinois

A senior community in Northbrook, Illinois, is about to start its final phase of construction on The Lodge at Northbrook.

Phase I consisted of 58 units, Phase II included the construction of 20 units and Phase III included 18 units. The final phase incorporates 60 independent living apartments and eight assisted living units. Each residence will have either one bedroom, two bedrooms or two bedrooms and a den.

The 150,000-square-foot Phase IV will include the construction of amenities like an expanded fitness center, an additional dining room, commercial kitchen and salon. There will also be an expansion in parking within the community with 66 additional garage spaces and 42 surface parking spaces.

Essex Communities will manage the property and McShane Construction Company is building it.

The project is expected to be complete in May 2018.

Construction Started on $31 Million Community in Florida

Thrive at Naples in Naples, Florida, is underway, Naples Herald reports. The community will include 198 residences with options for independent living, assisted living and memory care.

Thrive at Naples will feature pneumatic fitness equipment for residents, keyless entry doors, large touchscreen controls and social events including movie matinees and rooftop happy hours.

Fortress Ventures will own the community and Thrive Senior Living will manage it, once complete.

Construction: Complete

Assisted Living Community Now Accepting Applications

Located in Waynesboro, Pennsylvania, an assisted living facility in a continuing care retirement community (CCRC) is complete and is accepting resident applications.

Parker House Assisted Living at Quincy Village has been under construction for two years and was based on the “small house” design.

The $10 million project features a cluster of three assisted living houses with 16 residences in each. Each resident will have their own private room and personal space with various shared spaces throughout the community including a community patio, front hall, living room, den, dining room and kitchen.

The design of the community creates shorter walking distances for residents to their bedrooms and living areas.

Parker House Assisted Living at Quincy Village is a Presbyterian Senior Living community.

Construction Complete on $20 Million Benchmark Senior Living Expansion in Connecticut

A Benchmark Senior Living continuing care retirement community (CCRC) in Stamford, Connecticut—Edgehill—has finished its $20 million expansion. The renovations include a new memory care wing, a more spacious and upgraded sub-acute rehabilitation facility, and upgraded and enhanced independent living residences.

The memory care wing, the Harbor Wing, is a 15,700-square-foot memory care neighborhood. There are 22 apartment homes in the Harbor Wing, and it also includes a dining room, activities room, activities area and a secure outdoor patio.

The independent living renovations included an expanded casual dining restaurant, a rooftop garden, a parlor and entertainment room, a fitness center, a massage therapy room and nine new independent living apartments with wood floors, tile bathrooms, granite countertops and stainless steel appliances.

Senior Living Campus Opens in Indiana

Trilogy Health Services’ third senior living campus in Evansville, Indiana, was opened this month. North River Health Campus will offer assisted living, long-term care, short-term rehab, transitional care, respite care and adult day services.

In a few months the community will open its last area of the new North River Health Campus that will include 30 independent living villas for active seniors.

Seniors on the campus will be able to enjoy a central dining room below a windowed pergola, a cafe, private dining, a state-of-the-art therapy gym, beauty salon, ice cream parlor, computer lab, multiple courtyards and outdoor covered porches.

Tech-Savvy Providers Eye Geotracking, Manage Bandwidth Battles

The series takes a clear-eyed look at how leading providers and their partners are creating the next generation of senior living communities by raising the bar on services, design, and technology.

Technology is a necessary aspect of senior living communities, but some leaders in the industry are going beyond must-haves to tech’s new frontiers—and trying to solve some of the dilemmas that arise from a more wired community.

These executives with senior living operators, as well as other tech experts, revealed strategies they are using—and hoping to use—during the 21st Century Senior Housing panel at the Senior Housing News Summit in Washington D.C., last week.

Geotracking

Wearables are picking up traction in health care and are starting to make an impact in senior housing. One way to utilize the technology is to track residents who are at risk of wandering, said Mike Summers, chief information officer at Sunrise Senior Living. McLean, Virginia-based Sunrise is one of the largest providers nationally and provides the full continuum of care.

“Currently, we provide wander tags and they set off an alarm if one of our wander-risk residents in an AL [assisted living] community goes through an egress door,” he said. “We are working with some partners out there to take that one step further. When a resident does walk out the door, typically we don’t  know where that resident went. Being able to set up geotracking capabilities and a geofence so we actually know where that resident went and we can actually locate that resident can help alleviate a potential disaster.”

Though Sunrise isn’t there yet with geotracking, it is investing significantly in all of its wireless access protocols to use Bluetooth beaconing, which can help set the stage for future technologies like geotracking, Summers added.

Bandwidth Troubles

Millennials aren’t the only ones streaming the most popular Netflix series these days, and senior living providers are struggling with bandwidth and how to properly regulate it in order to serve all residents.

“Netflix is a killer for us because people stream it all over the place, all the time. Whatever kind of bandwidth you put up, they’re going to consume it,” said Moulay Elalamy, vice president of information technology at Benchmark Senior Living.

Benchmark is based in Waltham, Massachusetts, and operates communities in Connecticut, Maine, Massachusetts, New Hampshire, Pennsylvania, Rhode Island and Vermont.

Senior living provider Five Star Senior Living (Nasdaq: FVE) is also feeling the bandwidth pressures.

“We are providing bandwidth at the same level a hotel is providing it to their guests,” explained Greg Swope, chief information officer at Five Star. “It’s about having to understand those demands and what you choose to throttle. Do you limit everyone who wants to stream to a certain bandwidth, or do you allow the first five people to get as much bandwidth as possible and give less to those after?”

It comes down to finding the right kind of infrastructure for a particular community, Gina Baik, strategic business development executive at CDW Healthcare, said during the panel.

“There is what I call the concept of taking a horse gun to a mosquito, and sometimes you have to find the balance of what is the right kind of infrastructure to do it,” she said. “What you have to find is one that is flexible for the community’s needs.”

Digital Concierge Services

In hospitality industries, customer satisfaction is essential and every dollar saved is precious. Tech options such as the concierge services offered by his company can help in the senior living arena, Ted Teele, CEO at Touchtown, explained.

Touchtown provides various technology to senior living providers including community apps, digital signage, in-house television and data content management.

“Not every resident wants the same sort of technology, but a significant percentage wanted digital concierge services—something at their fingertips to enable them to be able to get whatever they need without calling somebody at the front desk,” Teele said. “The nice thing about that is it saves money because every time a resident answers a question for themselves…that saves money for the community. That’s going to be very important in this time when there’s going to be a lot of turnover.”

Providers agree that there should be a variety of technologies for residents who may want different things.

Benchmark originally went in with the idea of making technology that every resident would like, but that wasn’t entirely possible.

“We realized through the initial pilots and testing that not everybody wants to use the same thing,” Elalamy said. “Some people are more interesting in collaboration, others are more interested in their own safety or care directly…Not everybody wants the same thing out of their technology.”

Benchmark Senior Living Buys CCRC Near Boston

A continuing care retirement community (CCRC) near Boston has a new owner.

Benchmark Senior Living, which is based in Waltham, Massachusetts, acquired New Pond Village, a 199-unit senior living community in Walpole, Massachusetts. National real estate services firm Cushman & Wakefield negotiated the sale.

New Pond Village is an 199-unit entrance-fee CCRC that offers independent and assisted living services. The community’s amenities include a dining plan with chef-prepared meals, a 24-hour concierge service and scheduled transportation with drivers.

“We are excited to blend the high standards maintained by New Pond Village with Benchmark’s 20 years of operational expertise,” said Allison Melahouris, Benchmark Senior Vice President of Quality Resident Services, in a press release.

Ensign Group Closes Sale-Leaseback Transaction

The Ensign Group, Inc. (Nasdaq: ENSG) has closed its definitive agreement to sell and lease two skilled nursing facilities (SNFs) and one assisted living community to Mainstreet Health Investments, Inc. (TSX: HLP.U).

The deal means that Ensign will lease the properties from Mainstreet under a triple-net lease with an initial 20-year term and CPI-based rent escalators. The properties, which are located in Los Angeles and Phoenix, have been owned and operated by Ensign for years, according to a press release.

In conjunction with the transaction, Mainstreet agreed to release Ensign from its lease obligations on three transitional care facilities in Kansas and Texas that are currently under development. Ensign subsidiaries will operate five properties in Kansas, one in Texas and one in Colorado that were developed by Mainstreet Property Group. Ensign affiliates will no longer have any outstanding lease obligations with Mainstreet Health Investors or Mainstreet Property Group with respect to facilities under development.

“This transaction not only demonstrates the significant value inherent in our owned real estate, but it also shows that we have several levers we can pull to strengthen our already healthy balance sheet,” said Christopher Christensen, Ensign’s President and Chief Executive Officer, in a press release. “As with the spin-off transaction that we completed in June 2014, we took a very conservative approach to both the sale price and the lease structure. We are very excited to capture some of the value we’ve created in these real estate assets while simultaneously ensuring that we will continue serving each of these communities for decades to come.”

Senior Community Near Boston Changes Hands

Institutional Property Advisors (IPA) announced it arranged the sale of The Estate at Franklin, an 81-unit assisted living and memory care community located in Franklin, Massachusetts, which is about an hour’s drive from Boston.

A “family-owned full-service real estate development company” sold the community to a “privately held real estate investment and property management firm,” according to a press release from IPA.

“We located a qualified buyer that paid market price based on the low trailing cash flows and the need to turn around operations and increase occupancy,” says Mark Myers, IPA executive managing director, in the release.

Myers, Joshua Jandris, and Matthew Andriano handled the sale.

Hillcrest Names New Chief Medical Officer

Hillcrest Health Services, a Bellevue, Nebraska-based provider of assisted living, memory care and skilled nursing services, has appointed Anthony Hatcher, DO, FAAFP, as its first chief medical officer.

Hatcher will work to establish care protocols and clinical pathways, collaborating with Hillcrest’s existing medical directors, to ensure continuity of care across the entire Hillcrest organization.

Hatcher spent more than 20 years working for Alegent/CHI Health system as a practicing clinical physician. He also served on the Alegent Health board of directors and as the chief administrative officer of Alegent Health Clinic.

In addition to being Hillcrest’s CMO, Hatcher will also serve as the medical director for Hillcrest Millard, which is scheduled to open in January, and Hillcrest Firethorn, which recently opened in Lincoln.

Digerness, Paradis Assume Director Roles at Erickson Living Communities

Catonsville, Maryland-based Erickson Living has named Paula Digerness has the new executive director of Seabrook, an Erickson Living retirement community in Tinton Falls, New Jersey.

She took over this role on October 20, replacing Todd DeLaney, who recently transitioned to his new role as executive director of Cedar Crest, an Erickson Living community in Northern New Jersey.

She brings more than 20 years of experience in senior living and business management to her new position. For two years she served in a leadership position as associate executive director at Seabrook. Prior to this position, she served as executive director and administrator of a continuing care retirement community in Bradbury, California.

In her new role, she will manage daily operations at the 98-acre community whose 1,400 residents are served by more than 830 employees.

Erickson Living has also named Justin Paradis associate executive director at Brooksby Village in Peabody, Massachusetts, one of two Erickson Living developed and managed sites in the Boston area.

Paradis has been with Erickson Living since 2006, beginning his tenure as a physical therapist.

Eversound Co-Founders Named in Forbes ’30 Under 30’ List

Eversound co-founders Jake Reisch, Matt Reiners and Devin Jameson join the ranks of Forbes magazine’s 2018 “30 Under 30” list, being named as “innovators” in the Consumer Technology cateogry.

The Boston-based company manufactures wireless headphones to help seniors age 75 and up hear better and become more engaged in senior living communities.

The company is a graduate of Cornell University’s eLab Accelerator, launching in November 2016. To date, the company has provided more than 30,000 older adults with their brand of wireless headphones.

Ryan Companies Promotes Wilson to VP of Real Estate Development

Naperville, Illinois-based Ryan Companies US, Inc. has promoted Tyler Wilson to vice president of real estate development.

In his new role, he leads the multifamily and senior living real estate development efforts for Ryan’s Southwest region. Specifically, he is responsible for site selection and acquisition, strategic partnerships, joint ventures, municipal approvals and design and construction coordination of his portfolio of projects for Ryan.

Wilson brings 16 years of real estate experience to the company, and has more than 700,000 square feet of multifamily and senior living developments underway.

He is a certified commercial investment member (CCIM), an active member of Urban Land Institute (ULI) and a past president of the Men’s Arts Council.

Benchmark Senior Living Welcome New Team Members to Communities 

Waltham, Massachusetts-based Benchmark Senior Living has named Carol Sikora as the new family advisor and director of community relations at its River Ridge at Avon community in Avon, Connecticut, as well as its Village at Buckland Court community in South Windsor, Connecticut.

In her new role, Sikora will serve as a resource for finding the right residential fit for each prospective resident.

She has previous experience in the hotel industry, and has worked for more than 30 years in Massachusetts, Connecticut and California.

Also joining Sikora at River Ridge is Holly Neddermann, who will serve as the community’s new executive director.

She previously served as River Edge’s community relations director, and subsequently director of its memory care unit. After completing Benchmark’s Emerging Leaders program, Neddermann became interim executive director at River Ridge.

Neddermann owned a home services company for eight years after working in a corporate aviation department for 20 years.

Meanwhile, certified dementia practitioner Kristen St. Jean has joined Greystone Farm at Salem, a Benchmark Senior Living Community in Salem, New Hampshire, as executive director.

She began her career in the senior living industry as a resident care nurse, and then as the director of Greystone Farm’s memory care neighborhood. After completing Benchmark’s Emerging Leaders Program in 2015, she became the executive director of The Atrium at Drum Hill, a Benchmark memory care community in Chelmsford, Massachusetts.

Inside Benchmark’s High-Tech Affordable Assisted Living Model

These days, senior living providers are scrambling to create a product that’s at once affordable, desirable and high-tech

Remarkably, the Branches of North Attleboro, a new Benchmark Senior Living community in North Attleboro, Massachusetts, claims to check all of those boxes.

The 104-unit community first opened its doors to residents in November. Waltham, Massachusetts-based Benchmark markets the new community as an affordable assisted living option for seniors who still want to socialize and live life to its fullest—all while having a direct say in the future of senior care technology.

Social butterflies

Regardless of their prior social tendencies, future residents of The Branches of North Attleboro are bound to become social butterflies once they make the big move.

That’s because the layout of the new assisted living and memory care community resembles that of a college dormitory, Kelly Arnao, the community’s executive director, told Senior Housing News.

Each resident’s apartment comprises one private bedroom and one private bathroom, and it’s connected to a common space that’s shared with the apartment of a different resident. Most of these new “roommates” didn’t know each other before moving into their apartments, Arnao said. 

The process The Branches uses to match residents up with one another is similar to the process many colleges and universities use to match up future freshman roommates.

“We’ve had tech help us out a little bit with that,” Arnao explained of the roommate matching process. “[Future residents] fill out pretty significant questionnaires [about themselves]—it’s really gone over very well.” 

As it turns out, though, residents who share a common space might not end up seeing too much of each other.

“The rooms aren’t large, so the residents are out and about in the community all the time,” Arnao said. She used to work at a different 104-unit senior housing community, she explained, and even when that community was at full capacity, it wasn’t as lively as The Branches is now.

“I don’t think our lobby was ever as busy as this is, [and we only have] 30 residents,” she said.

Tradeoffs for affordability

The unique layout of The Branches enables Benchmark to market the community as a new, affordable assisted living option in an area that once truly lacked one, Arnao explained.

“We wanted to bring the price point down so people could live here longer and be able to afford it,” Arnao said. “In order to do that, we didn’t eliminate any of the social space, we limited the resident space.”

Though the individual apartments are on the small side, the ground floor of the Branches features an open layout with a lobby, dining room, library, cocktail corner and outdoor patios. The Branches also boasts a family dining room where residents can celebrate holidays and birthdays with family and friends.

Because the size of the apartments was sacrificed to make room for these common areas, assisted living residents at The Branches pay only about $3,500 a month to live in the community, Arnao said.

Hasbro collaboration

Despite being affordable, The Branches is also high-tech.

The community, for instance, is currently running a pilot program in which six residents have Google Home technology and Samsung tablets in their apartments. The Google Home technology includes motion- and voice-activated lighting systems, which are programmed to light a path to the bathroom if a resident leaves his or her bed in the middle of the night.

The Branches has also caught the attention of Hasbro, the multinational toy and board game company that just so happens to be headquartered a few miles away from the Benchmark community in Pawtucket, Rhode Island.

“[Hasbro] comes in about once a month and says, ‘These are the new games we have,’” Arnao said. Residents of The Branches then have the opportunity to test the new games and toys, and provide all of their feedback directly to Hasbro.

This collaboration is meant to give residents a sense of purpose. 

“Our residents will really be part of [Hasbro’s] end product,” Arnao said.

Hasbro, for instance, wants to develop a line of Nerf products for seniors—and residents at The Branches will be among the first people to experience the line, Arnao noted.

“They’re amazing and forward-thinking about this whole senior line,” she said.

Work Underway for Las Vegas Independent Living Community

The Wolff Company has broken ground on Revel Las Vegas, according to a press release.

The community will have 132 independent living residences and amenities such as a fitness and yoga studio, a full-service salon, a spa, a putting green, an arts studio, a theater and a heated saltwater pool.

The development is expected to open in 2018.

Benchmark Senior Living Memory Care Community Opening in Massachusetts

Benchmark Senior Living plans to open a 50-apartment memory care community in Newton, Massachusetts.

The provider selected Erland Construction to manage construction for the project, which includes the 34,683-square-foot memory care community and major renovation work to an existing 19,914-square-foot, two-story building, according to a press release.

Architectural firm Bechtel Frank Erickson designed the community.

Planners Mulling New Senior Care Center in Wyoming

An architectural firm is hard at work designing a new senior care center in Jackson, Wyo. St. John’s Medical Center hired Anderson Mason Dale Architects to design the new center, according to Jackson Hole News and Guide, a local news website.

Planners with both organizations are currently determining the mix of long-term care, memory care, short-term rehab and hospice beds.

Memory Care Community in Wisconsin Set to Grow

The Azura Memory Care community in Eau Claire, Wisconsin, is plotting an expansion.

The community is seeking approval for a three-building project that would add space for 144 residents, reported the Leader-Telegram.

Local officials must approve a rezoning request for the project to move forward.

Ryan Companies Breaks Ground on Illinois Community

LCS, Harrison Street Real Estate Capital and Ryan Companies US have broken ground on a new senior living community in Naperville, Illinois.

The $45 million project, Clarendale of Addison, will consist of 188 units independent living assisted living and memory care units, according to a press release. Planned amenities include restaurant-style dining, a bistro, pub and billiards room, wellness center with fitness and therapy rooms, a salon, movie room, living rooms and a large community room.

The community is expected to open in the summer of 2019.

St. Louis Senior Housing Expansions to Include More Skilled Nursing

Friendship Village’s plans to spend $201 million on expansions at two St. Louis senior living communities could bring more skilled nursing care to the area.

As outlined, the expansion would include a 90-bed skilled nursing facility (SNF) with a rehab clinic and gym in the St. Louis suburb of Chesterfield, and a new 144-bed skilled nursing facility in Sunset Hills, according to the St. Louis Business Journal.

Work to Start Soon for Wisconsin Senior Living Community

Senior living developer Tukka Properties and Tealwood Senior Living are collaborating on a new senior living community in Cedarburg, Wisconsin.

The new $23 million community will have 82 units of independent and assisted living and an attached 28-unit memory care wing, according to a press release. Planned amenities include multiple dining spaces, a garden-themed activity space, theater, library and game room.

Architecture and construction firm Iconica is designing and building the community. Construction is slated to start the third week of December, with a planned opening date of spring, 2019.

Capitol Seniors Housing Breaks Ground on Property Near D.C.

Capitol Seniors Housing has started construction on Arbor Terrace Maple Lawn, an assisted living and memory care community in Fulton, Maryland, which is near Washington, D.C.

The $27.5 million, 73,000-square-foot community will have 86 apartments and resemble a boutique hotel from the outside, according to a press release. Baltimore-based BCT Architects is designing the community.

Arbor Terrace Maple Lawn is scheduled to open in the fourth quarter of 2018.

Construction Now Underway for Oregon Community

Pear Valley Senior Living has broken ground on a new senior living campus in Central Point, Oregon, according to a press release.

Compass Senior Living will operate the community, which will have 60 assisted living apartments and 24 memory care studios. Planned amenities include a fitness center, media and theater center, enclosed courtyards, a bistro with a computer area, Wi-Fi, and an onsite salon and barber shop.

Dustrud Architects designed the campus, and the project’s contractor is Essex Construction.

The community, Pear Valley, is expected to open in October, 2018.

10 New HRA Communities to Come Online Next Year

Harbor Retirement Associates (HRA), a regional senior living development and management company, will open two communities opening in the early part of 2018.

HarborChase of Mandarin in Jacksonville, Florida, and HarborChase of Long Grove, which is outside of Chicago, are both scheduled to open in January, according to a press release. Eight more HRA communities are scheduled to open later on in the year.

All 10 of the communities under construction will feature both assisted living and memory care services, while two of them will have room for independent living residents. The communities feature full-service dining, housekeeping and laundry services, 24-hour nursing care, and the provider’s signature Life Enrichment Program.

Construction Concluded for Capella Community in Colorado

Construction manager Pinkard Construction put the finishing touches on a new Capella Living Solutions community in Colorado Springs, Colorado, according to a press release.

The community, The Retreat at Sunny Vista, has 38 assisted living and 28 memory care apartments alongside amenities such as a therapy gym, full kitchen and dining room, community life gathering areas, three fireplaces, a secure courtyard with outdoor patios and fire pit, a sensory garden, exercise stairs and walking paths.

Other perks for residents include telehealth services, Soundwall music therapy and a hearing loop for residents who need added audio.

Lantz-Boggio Architects and Interior Designers designed the community.

— A forthcoming Wichita, Kansas, megachurch will include age-restricted housing.

— Trilogy Health Services is looking to expand one of its communities in Englewood, Ohio, by adding 15 one-story independent living duplexes.

— NorthPoint Development will transform an office building into a luxurious senior living community with 61 assisted living and 22 memory care suites.

— A developer in Lisbon, Wisconsin, has plans to build a mixed-use development with 240 units of senior living included.
